RENTAL AGREEMENT
This Rental Agreement is made and executed on the day of 20th November 2020 (20.11.2020) ,at Bangalore.
By and Between
Mrs. Ramya Goda
D/o. Ramu Goda
Residing at # 26 , Sahakarnagar, Bangalore 560092.
Hereinafter called the OWNER of the ONE PART,
AND
Mr. ARUN KUMAR
Aged about 34 years
S/o. Kiran Kumar Permanent address: Uttar Pradesh, your address ,pin -735168.
Hereinafter called the "TENANT" of the other part
Whereas the lesser is the absolute owner of the house 035, Example Apartment, Indiranagar, Bangalore-560031. More fully described in the schedule hereunder and (hereinafter called the Schedule) hereby grants and the lessee both hereby accepts the tenancy of the schedule premises for a period of 11(eleven months effect from the date subject to here under terms and conditions.
The Tenant has occupied the premises from 01.11.2020 and the tenancy will be for the period of eleven (11) months.
1.The Tenant shall pay to the monthly rent of Rs. 26,000 /- (Rupees Twenty Six Thousand Only) shall pay the rent on before the 10th day of month. Including water and maintenance charges.
2.The Tenant had paid a sum of Rs. 1,50,000/- (Rupees One Lakh Fifty Thousand only) to the owner as security deposit amount by way of cash, here by acknowledges the receipt of the same. The same amount shall be repayable by the owner to the tenant at the time of vacating the premises this amount shall not carry any interest.
3.That the Tenant shall use the premises for his Residential purpose only.
4.The Tenant shall pay the electricity charges to concern department regularly. And the Tenant shall handover the receipts at the time of vacating the schedule premises.
5.The Tenant shall not cause any damage to the premise if caused the cost of such damages shall be deducted in the security deposit. The Tenant shall permit the owner or her authorized person to inspect the premises in all reasonable times.
6.The tenant shall not assign sublet, sub -lease transfer or otherwise part with the possession of the schedule premises to anybody.
7.That the Tenant on no account effect any addition to the premises without the due consent of the owner.
8.The either party has agreed to terminate the tenancy by giving 2 months advance notice.
9.That the parties have agreed to extend the tenancy period and in such event the Tenant herein shall pay to the owner an increase of 5% rent shall be after 11 months should be paid by the Tenant.
10.If any dispute between the Tenant and the owner the owner can ask Tenant to vacate the premise without any prior notice.
11.It is agreed between the parties that, the legal matters which are not specifically referred to above which may arise during the term of the Rent shall be settled by mutual discussion and consultations between the Owner and the Tenant.
12.That the Tenant shall pay one month rent for paint charges to the Schedule Premises at the time of vacating the Schedule Premises or shall be deducted from the security deposit.
SCHEDULE
All the piece and parcel of schedule premises situated at Residing at 035, Example Apartment, Indiranagar, Bangalore-560031, Consisting of One Hall, Kithcen, Three Bedroom, attach bathrooms, One Common Bathroom and toilet, water, Geyser, AC, electricity facilities.
IN WITNESS WHERE OF THE TENANT and the OWNER have set their respective signatures to this RENT AGREEMENT on the day, month and year first above mentioned.
